Violation Removal
Violation removal means correcting the underlying plumbing, heating, or gas piping condition behind a Department of Buildings (DOB) or Department of Housing Preservation and Development (HPD) violation, then getting the issuing agency to close it out. Stanley Lewis Plumbing & Heating has handled violation removal for Brooklyn's brownstones and pre-war multifamily buildings since 1973. Our Master Plumber (NYC Licensed Master Plumber #2296) pulls the permit, certifies the correction, and closes out the violation with the agency that issued it — not a workaround that reopens the same violation months later.
Most of our violation removal work is DOB gas piping violations tied to failed or overdue Local Law 152 inspections, where civil penalties run $5,000 for most buildings and $1,500 for three-family dwellings. Brooklyn's building stock runs on steam and hydronic boilers, not furnaces, so the piping and fittings we're correcting look different from a typical suburban gas line. HPD violations, by contrast, tend to come from heating outages, leaks, and hot water failures in cast-iron pre-war buildings. Either way, the fix has to satisfy the code section the inspector cited — not just the symptom a tenant reported.
